KSI was called upon to help transform a tired 30,00sf three story existing building into a vibrant new retail and office center in downtown Montclair. The existing building was transformed through the removal of existing columns, the strengthening of steel beams and the addition of a new fourth floor. New stair tower and elevator was added to create a new entrance at the rear of the building and the structural system was uniquely exposed and incorporated into the modern yet classic look of the building. The owner realized immediate full occupancy of the transformed building.

Structural design of a new 43,000sf three story mixed use building with a first floor concrete slab on grade for retail and office space and 2 stories of residential units above.

Ocean Pathway Condos – Ocean Grove, NJOcean Pathway Condos – Ocean Grove, NJ

Structural design of renovations and additions to combine three separate multi-story residences to a single 35,000 sf four story condominium building.  The design included utilizing and strengthening the existing wood floor joists, new foundation system and basement and new building footprint and façade.

Ocean Pathway Condos – Ocean Grove, NJCushetunk Manor - Whitehouse Station, NJ

This elegant, manor-style structure with gables, red bricks and a green metal roof was designed to reflect the area's agricultural and equestrian background. The first floor houses multiple retail shops, and the second floor is divided into 12 apartments, two one-bedroom, six two-bedroom and four three-bedroom units.

The Billiards - Montclair, NJ

KSI was once again called upon by the owner of the Phoenix to transform another downtown Montclair building into a retail and office use structure. The existing 22,000sf Billiards building was a combination of structural steel and wood framing which had been modified over the years and had suffered fire damage. KSI was tasked with restoring and reinforcing the structure to meet current code requirements and adding another floor to the existing building. We are excited to complete another key building in Montclair.

Palisades South Phase I -Bergen County, NJ

Structural design of new 134,000sf three story residences. The residential areas are stick framed and supported on a concrete plank and steel beam first floor level.  Open parking is provided under the three story building.  Project Budget: 13.5 million, construction document phase.

Palisades South Phase II - Bergen County, NJ

This project also consists of 104 residential units constructed over one level of commercial space and subgrade parking for a total size of approximately 223,000sf.  The three story residential areas are stick framed and supported on a concrete plank and steel beam first floor commercial level.  A poured in place concrete parking level is constructed as a basement garage.  Project Budget: 27.9 million design development phase.
