A popular historic hotel which has been a favorite venue for brides and their families for years. One of the most desired spots in the Hotel is an expansive deck overlooking the picturesque Navesink River. In an effort to protect guests during inclement or uncooperative weather the owners wished to have on hand a seasonal canopy that was flexible, unobtrusive and could be customized for each event. Three months before the summer season started KSI designed a cunning solution that was both economical and easy to install. The adaptable canopy’s anchor points are hidden from view underneath the deck pavers and there are minimal penetration supports throughout the roof.

Cosmopolitan Restaurant, Allenton, PACosmopolitan Restaurant - Allenton, PA

This exciting 20,000sf project is located in the heart of the downtown Allentown arts district, within walking distance from the art museum and symphony hall.  The six story building was constructed on the site of an existing building which was demolished.  The complex foundation involved significant underpinning of the adjacent buildings and the cross streets including the heavily traveled 6th street. KSI- MEP division assisted in a complex redesign. The building rises with structural steel creating the skeleton for the complex series of floors and balconies which give this building such a unique and inviting character.

The Wharfside project presented several structural challenges which we were able to successfully overcome.  The existing restaurant was gutted and renovated with a partial demolition and the construction of a new 4500sf grand banquet and bar area which was partially over the Atlantic Ocean and the construction schedule was mere months.  Through hard work and close coordination with the builder and architect we were able to meet the tight demands of both the site and the schedule to see the restaurant open on schedule.

The Dublin House- Red Bank, NJThe Dublin House - Red Bank, NJ

The owner’s of this new Red Bank landmark asked us to help them save the old restaurant in downtown Red Bank.  We told them they were crazy and then realized they weren’t crazy, they were Irish.  The loving restoration of this restaurant was a joy to be a part of.  Much of the existing wood structure was in need of repair and reinforcement to meet current code requirements and to bring the three floors back to a level condition.  The structural and MEP systems were completed renovated or replaced and amazingly the restaurant only closed for one week during the entire construction schedule.

White Pearl Hotel- Seaside, NJWhite Pearl Hotel - Seaside, NJ

Structural and MEP design of a new 30,000sf four story hotel.  The hotel features first floor parking level and a rooftop deck including indoor pool supported from the floor structure below.  Precast concrete plank supported by structural steel girders and columns minimized the depth of structure to meet height limitations and allowed for fast track construction with the steel frame and concrete plank erected in under two weeks.  The MEP design included provisions for ventilation of the parking area and humidification control for the pool.

The 43,000sf three story hotel utilized poured in place concrete foundations, a steel frame with concrete floor slabs on bar joists and wood roof trusses.  The schedule required the turn around of the structural drawings within four weeks.

Aqua Blu Restaurant – Toms River, NJ

The reuse of the existing building along route 37 in Toms River includes partial demolition and creative use of the existing framing to create a new 15,000sf two story restaurant and banquet facility. The use of new structural steel, helical piles and timber piles in conjunction with the existing framing created a cost effective solution along with MEP design.  This project is under construction.
